Residential Construction Certificates
Introduction
You cannot start your building project without a Construction Certificate (CC). After obtaining your Development Application (DA) approval by the council, the next step is to obtain a Construction Certificate.
The Construction Certificate Process
- Your construction plans are consistent with the Development Consent and complies with the Building Code of Australia (BCA)/National Construction Code.
- You have met all of the development consent conditions. Once you have arranged to work with us, Home Certs can act as your PCA and a CC can be obtained by first completing the construction certificate application form and providing us with the plans and details as listed in the form.
Home Certs will undertake an assessment of your approved plans and development consent conditions. In order to issue you with a CC, we will report any additional requirements and communicate which conditions need attention. We will liaise with your builders, architects and associated building professionals to get your project approved and ready for construction to begin.
Before this certificate is issued it’s necessary for the Certifier to ensure that the following legal criteria are satisfied:
- A development consent has been issued by council and is valid
- Relevant conditions of the consent have been satisfied
- The proposed building works can satisfy the technical provisions of the Building Code of Australia
- Long service levy has been paid where applicable
- Council bonds and fees have been paid
